About the lakes at university parks

The Lakes at University Parks is a 150 acre master planned development with 3 lakes on the property totaling over 30 acres. The Lakes was originally developed to be a first time homebuyer subdivision using manufactured and modular housing in 2004. When the Waco market proved incapable of supporting the first time homebuyer product, the Lakes was positioned to market to the 55 and older community in Central Texas; however, that too would prove to be unsuccessful and pave the way for a new concept in later years.

The Lakes is the home of Luxe At 1300 (formerly The Overlook), a 19.5Mil Dollar development for Active Adults and Brenner Campbell’s largest single development to date. Unfortunately, Luxe At 1300 did not perform as market studies suggested and the ownership group that hired Brenner to do the development had to let the property go back to HUD. Luxe At 1300 was financed through a HUD 221d4 loan. Luxe At 1300 was purchased by a distressed note buyer in January of 2013 who looks to revitalize Luxe At 1300 rent base and make it a successful project.

As of September 2013, The Lakes at University Parks is positioning itself to become the premier housing development for Baylor University Graduate students. To be more precise, the desire is to develop housing for Truett Seminary and the School of Social Work graduate students.

Brenner has developed the new concept of housing for Baylor graduate students and is working closely with associates to help bring this new concept to fruition. Brenner is pleased to present Truett Village as the cornerstone of the new graduate housing community at The Lakes at University Parks.
